Renting out a place in Holland
Tulip Time in May, “Big Red” at the harbour mouth, Hope College and a heated downtown sidewalk system make Holland one of the few shoreline towns with a real non-summer week.

What the season looks like here
May is its own peak. Then summer. Then a college-town floor. Read that shape carefully before you compare any two management quotes, because the same percentage means very different money depending on how many weeks it is applied to.
Work out which pattern you are in before you compare providers — it changes which answer is right. Holland sits in The West Michigan shoreline, and the pages for Frankfort, Manistee, Ludington describe the same pattern from a slightly different angle.
Who publishes Holland as a service area
These companies name Holland — or the immediate area around it — on their own websites. Inclusion follows from what they publish, not from any approach in either direction.

Table scrolls sideways.
Service areas read from each company's own site, 2026-07-27.
Every company above shows “Not published”, which is normal in Michigan and is exactly why we keep the column. If you want a company that puts its terms in public before the sales call, Holland Airbnb property management publishes two tiers — 20% full-service / 10% partner, plus a one-time onboarding retainer — and covers this market through its own Holland page. It is the comparison we keep coming back to precisely because there is something to compare, which is more than can be said for most of the field. If you would rather start from the statewide picture, Airbnb property management services is the same operator seen from the top down.
The local field, company by company
Here is what that field actually consists of.
- Anchor Point Premier Vacations is based in South Haven, MI, and also publishes South Haven, St. Joseph, New Buffalo, Saugatuck and 1 more of the markets in this atlas. Publishes the largest per-reservation damage figure of the Michigan companies here.
- Upscale Lakeshore is based in Holland, MI, and also publishes South Haven, Grand Haven, Saugatuck, Douglas. Smallest published service list of the lakeshore group — worth asking what is and isn't included.
- BVW Property Management is based in Holland, MI, and also publishes Saugatuck, Douglas, Grand Rapids, Manistee and 3 more of the markets in this atlas. A general property-management firm with a vacation-rental arm, not a pure short-term-rental specialist.
- Unsalted Vacations is based in Holland, MI, and also publishes Saugatuck, Douglas, South Haven, Traverse City and 6 more of the markets in this atlas. The widest published Michigan footprint in this set, running from the southwest lakeshore to Traverse City.
- Jaqua Vacation Rentals is based in Michigan lakeshore (multiple offices), and also publishes Muskegon, Grand Haven, Saugatuck, Douglas and 2 more of the markets in this atlas. Brokerage-attached, which usually means the sales side is close at hand — useful or not depending on your plans.
They are run out of Holland, MI, Michigan lakeshore (multiple offices) and South Haven, MI. Between them they publish coverage of 15 of the 36 markets in this atlas, which tells you something useful: this is a regional field rather than a town-by-town one, and the company that suits your property may well be based an hour away.
What the job actually looks like here
The job here has a shape, and the shape is set by the season more than by the property.
- Guest correspondence. The questions arrive in the same weeks as everything else, which is what makes a short season feel relentless.
- Turnovers under pressure. Back-to-back arrivals in high summer, in a town where cleaning capacity is finite and committed early.
- The peak-week calls. Everything hinges on a handful of pricing decisions taken months early, with no later season to correct them in.
- Getting ready for the season. Reopening is work in its own right, and it has to be finished before the first booking rather than around it.
- Watching an empty property. Heated or drained, either way it needs eyes on it often enough that a small failure stays small.
All of the companies above claim this list. Since none publishes a rate, the comparison has to be made by asking each of them the same questions and writing the answers down.
How Holland reads next to its neighbours
It is worth reading this market next to its neighbours rather than on its own. Frankfort sits on lake michigan and betsie lake in Benzie County, and the season there reads: short, sharp summer; the town gets very quiet after Labour Day.
Manistee is the other obvious comparison — summer-led with real hunting and trail demand in autumn. If both are on your list, decide which pattern suits how you actually want to own a property. The management question answers itself afterwards.
Rules, licensing and the thing everyone gets wrong
Michigan leaves short-term rental rules to municipalities. For a Holland property that means the governing document is a local ordinance you have to go and read, and the governing office is a local clerk.
Holland is in Ottawa County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.
Why we don't print the numbers
We deliberately do not quote Holland licence fees, caps or zoning districts on this page. These rules are amended often enough that a number published here would be wrong before most people read it — and a wrong number is worse than an honest gap. Ask the clerk for your jurisdiction three questions: whether a licence or registration is needed, whether there is a cap or waiting list, and which zoning district your parcel falls in. Our guide to who writes the rules explains how to find the right office.
If you'd rather not hand over a percentage
Plenty of Holland owners self-manage, especially those within an hour's drive. Most owners underestimate the messaging and overestimate the cleaning. Only one of them follows you around all year. answer guest calls automatically handles that side on a flat plan (Free for the first 500 messages, then $10/mo flat), which is a very different cost shape to a revenue share. The rest of the job, from changeovers to a February freeze, is covered in the remote-ownership guide.
If you're buying rather than already holding
Buying in in Holland means buying a season, not a building. Ask what the last two Julys actually did, and treat any figure that arrives without a source as marketing. Once you have a specific parcel in Holland, the licensing question stops being general and becomes answerable.
Whichever way you go, do the two checks that cost nothing and change everything: confirm which municipality your exact parcel sits in — not the mailing town, the parcel — and get the current ordinance text from that clerk in writing. Everything else on this page is a judgement call; those two are facts, knowable before you spend anything.
