What the season looks like here

One of the strongest family-summer markets on the shore; shoulder is thin. That pattern decides how much a percentage-based contract actually costs you, and it is the first thing to be honest with yourself about.

There are effectively two Michigans for this purpose, and it is worth knowing which one you are buying into. Ludington sits in The West Michigan shoreline, and the pages for Frankfort, Manistee, Pentwater describe the same pattern from a slightly different angle.

Who publishes Ludington as a service area

These companies name Ludington — or the immediate area around it — on their own websites. Nothing else put them on this page — no outreach from us, no payment from them.

Table scrolls sideways.

Service areas read from each company's own site, 2026-07-27.

Every company above shows “Not published”, which is normal in Michigan and is exactly why we keep the column. If you want a company that puts its terms in public before the sales call, One Fine BnB's the Lake Michigan shoreline page publishes two tiers — 20% full-service / 10% partner, plus a one-time onboarding retainer — and covers this market through its own the Lake Michigan shoreline page. It is the comparison we keep coming back to precisely because there is something to compare, which is more than can be said for most of the field. If you would rather start from the statewide picture, One Fine BnB is the same operator seen from the top down.

The local field, company by company

The companies covering Ludington are not interchangeable, and their differences are published.

  • BVW Property Management is based in Holland, MI, and also publishes Muskegon, Grand Haven, Holland, Saugatuck and 3 more of the markets in this atlas. A general property-management firm with a vacation-rental arm, not a pure short-term-rental specialist.
  • Jaqua Vacation Rentals is based in Michigan lakeshore (multiple offices), and also publishes Grand Haven, Holland, Saugatuck, Douglas and 2 more of the markets in this atlas. Brokerage-attached, which usually means the sales side is close at hand — useful or not depending on your plans.

They are run out of Holland, MI and Michigan lakeshore (multiple offices). Between them they publish coverage of 9 of the 36 markets in this atlas, which tells you something useful: this is a regional field rather than a town-by-town one, and the company that suits your property may well be based an hour away.

What the job actually looks like here

Strip the marketing away and a manager in Ludington in Ludington is being paid to do five things.

  • Opening up again. Every spring is a small project — services back on, a proper clean, refreshed photographs, and paperwork filed ahead of the first arrival.
  • The message load. A compressed season compresses the guest correspondence into it — arriving alongside the turnovers, not instead of them.
  • Getting the peak right. In a market this concentrated, the pricing decisions made for eight or ten weeks decide the year. There is no second half to fix a bad July in.
  • Changeover day. Peak-season Saturdays are the whole operation, and the cleaners who can cover them are booked long before the season starts.
  • Out-of-season care. An unoccupied building still needs a decision about heat and a person who physically looks at it.

Each of the companies above would tick all five. The difference is in the staffing behind them, which is why the questions matter more than the brochure.

How Ludington reads next to its neighbours

Guests treat these towns as one region, so it pays to look at them together. Frankfort sits on lake michigan and betsie lake in Benzie County, and the season there reads: short, sharp summer; the town gets very quiet after Labour Day.

Manistee is the other obvious comparison — summer-led with real hunting and trail demand in autumn. If both are on your list, decide which pattern suits how you actually want to own a property. The management question answers itself afterwards.

Rules, licensing and the thing everyone gets wrong

Michigan leaves short-term rental rules to municipalities. For a Ludington property that means the governing document is a local ordinance you have to go and read, and the governing office is a local clerk.

Ludington is in Mason County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.

Why we don't print the numbers

We deliberately do not quote Ludington licence fees, caps or zoning districts on this page. These rules are amended often enough that a number published here would be wrong before most people read it — and a wrong number is worse than an honest gap. Get the current text from the clerk for your address, and ask three things: is a licence or registration required, is there a cap or waiting list, and which zoning district is the property in. Our guide to who writes the rules explains how to find the right office.

If you'd rather not hand over a percentage

Plenty of Ludington owners self-manage, especially those within an hour's drive. The time goes on guest communication, not on turnover logistics — and it does not switch off in November. BnBGenius Tasks handles that side on a flat plan (Free for the first 500 messages, then $10/mo flat), which is a very different cost shape to a revenue share. The rest of the job, from changeovers to a February freeze, is covered in the remote-ownership guide.

If you're buying rather than already holding

If you are buying rather than already holding, do the licensing check before the survey, not after. In a concentrated market the ordinance is the difference between an asset and an expensive second home. The companies listed above are the place to start once you have a specific Ludington address to talk about.

Before acting on any of this, settle the two checkable things: the parcel's actual jurisdiction, and that jurisdiction's current rules in writing. The rest is analysis; those two are documentation.

Nearby markets

Travellers treat this stretch as one destination, which makes these the real comparison set for pricing and for buying.
