Renting out a place in Leland
Leland's Fishtown — the surviving row of weathered fishing shanties on the Leland River — is the photograph everyone takes, and the ferry to the Manitou Islands leaves from the harbour.

What the season looks like here
Small village, small inventory, heavy July–August concentration. That pattern decides how much a percentage-based contract actually costs you, and it is the first thing to be honest with yourself about.
Work out which pattern you are in before you compare providers — it changes which answer is right. Leland sits in Grand Traverse & Leelanau, and the pages for Traverse City, Glen Arbor, Suttons Bay describe the same pattern from a slightly different angle.
Who publishes Leland as a service area
These companies name Leland — or the immediate area around it — on their own websites. Inclusion follows from what they publish, not from any approach in either direction.
| Company | Based in | Published fee |
|---|---|---|
| Schmidt-Rogers Management | Traverse City, MI | Not published (site says “flexible fees” without a rate) |
Table scrolls sideways.
Service areas read from each company's own site, 2026-07-27.
Every company above shows “Not published”, which is normal in Michigan and is exactly why we keep the column. If you want a company that puts its terms in public before the sales call, the One Fine BnB team publishes two tiers — 20% full-service / 10% partner, plus a one-time onboarding retainer — and covers this market through its own the Sleeping Bear Dunes area page. It is the comparison we keep coming back to precisely because there is something to compare, which is more than can be said for most of the field. If you would rather start from the statewide picture, professional Airbnb management is the same operator seen from the top down.
The local field, company by company
It is worth knowing who these companies are before you call any of them.
- Schmidt-Rogers Management is based in Traverse City, MI, and also publishes Suttons Bay, Elk Rapids, Cadillac, Manistee and 1 more of the markets in this atlas. The only company in this set that names a damage-coverage figure per incident.
All 1 are run out of Traverse City, MI. Between them they publish coverage of 6 of the 36 markets in this atlas, which tells you something useful: this is a regional field rather than a statewide one, and the company that suits your property may well be based an hour away.
What the job actually looks like here
Before comparing rates, it is worth being specific about the job being priced.
- Changeover day. Peak-season Saturdays are the whole operation, and the cleaners who can cover them are booked long before the season starts.
- The empty months. Somebody has to check a building that nobody is in — heating or draining, and looking at it often enough to catch a problem while it is still small.
- The message load. A compressed season compresses the guest correspondence into it — arriving alongside the turnovers, not instead of them.
- The reopen. Spring is a real project: water back on, deep clean, photography that is not two seasons old, and the licensing paperwork done before the first booking.
- Pricing the peak. A short season gives you one attempt at the weeks that matter; there is no quiet autumn in which to make the money back.
Each of the companies above would tick all five. The difference is in the staffing behind them, which is why the questions matter more than the brochure.
How Leland reads next to its neighbours
The useful comparison is not statewide — it is with the towns an hour either side. Traverse City sits on grand traverse bay in Grand Traverse County, and the season there reads: a hard summer peak, a genuine autumn wine-and-colour season, and a quieter but real winter around the ski hills and downtown.
Glen Arbor is the other obvious comparison — park traffic concentrates demand into a short, expensive summer; colour season in early October is the second peak. Where a purchase could go either way, the season shape is the thing to choose on; the cost of running it follows from that and not the other way round.
Rules, licensing and the thing everyone gets wrong
There is no single Michigan permit to apply for. Whether a Leland property can be rented short-term is decided locally, by whichever municipality your parcel actually falls in — which is not always the one in your postal address.
Leland is in Leelanau County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.
Why we don't print the numbers
We deliberately do not quote Leland licence fees, caps or zoning districts on this page. Local rules here change from season to season. Printing last year's figure would look helpful and be actively misleading. The clerk's office for your parcel can answer all of it — licence or registration, any cap or list, and the zoning district you are actually in. Our guide to who writes the rules explains how to find the right office.
If you'd rather not hand over a percentage
Plenty of Leland owners self-manage, especially those within an hour's drive. Most owners underestimate the messaging and overestimate the cleaning. Only one of them follows you around all year. BnBGenius handles that side on a flat plan (Free for the first 500 messages, then $10/mo flat), which is a very different cost shape to a revenue share. For the physical side — turnovers, winter risk, key-holding — see the remote-ownership guide.
If you're buying rather than already holding
The trap in a market like this is buying on the peak-week rate and financing on twelve months of it. In Leland as everywhere in Michigan, the jurisdiction question comes before the revenue question.
Before acting on any of this, settle the two checkable things: the parcel's actual jurisdiction, and that jurisdiction's current rules in writing. The rest is analysis; those two are documentation.
Nearby markets
Guests shop by region, not by municipal boundary, so these are the towns your listing is really competing with — and the pages worth reading next if you are still deciding where to buy.
