What the season looks like here
Almost entirely a July–August village. That pattern decides how much a percentage-based contract actually costs you, and it is the first thing to be honest with yourself about.

Before comparing rates, it is worth being specific about the job being priced.
- Getting ready for the season. Reopening is work in its own right, and it has to be finished before the first booking rather than around it.
- The empty months. Somebody has to check a building that nobody is in — heating or draining, and looking at it often enough to catch a problem while it is still small.
- The peak-week calls. Everything hinges on a handful of pricing decisions taken months early, with no later season to correct them in.
- Same-day turnovers. Saturday changeovers in peak season are the operational core, and cleaner capacity in a resort town is spoken for by spring.
- Guest correspondence. The questions arrive in the same weeks as everything else, which is what makes a short season feel relentless.
Each of the companies above would tick all five. The difference is in the staffing behind them, which is why the questions matter more than the brochure.
How Pentwater reads next to its neighbours
The useful comparison is not statewide — it is with the towns an hour either side. Frankfort sits on lake michigan and betsie lake in Benzie County, and the season there reads: short, sharp summer; the town gets very quiet after Labour Day.
Manistee is the other obvious comparison — summer-led with real hunting and trail demand in autumn. Where a purchase could go either way, the season shape is the thing to choose on; the cost of running it follows from that and not the other way round.
Rules, licensing and the thing everyone gets wrong
There is no single Michigan permit to apply for. Whether a Pentwater property can be rented short-term is decided locally, by whichever municipality your parcel actually falls in — which is not always the one in your postal address.
Pentwater is in Oceana County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.
