What the season looks like here
A hard summer peak, a genuine autumn wine-and-colour season, and a quieter but real winter around the ski hills and downtown. That pattern decides how much a percentage-based contract actually costs you, and it is the first thing to be honest with yourself about.
Before you model anything, be honest about which of the two Michigans you are in. Traverse City sits in Grand Traverse & Leelanau, and the pages for Glen Arbor, Leland, Suttons Bay describe the same pattern from a slightly different angle.
Who publishes Traverse City as a service area
These companies name Traverse City — or the immediate area around it — on their own websites. Inclusion follows from what they publish, not from any approach in either direction.
| Company | Based in | Published fee |
|---|---|---|
| True North Property Management | Traverse City, MI | Not published |
| Schmidt-Rogers Management | Traverse City, MI | Not published (site says “flexible fees” without a rate) |
| Unsalted Vacations | Holland, MI | Not published |
Table scrolls sideways.
Service areas read from each company's own site, 2026-07-27.
Every company above shows “Not published”, which is normal in Michigan and is exactly why we keep the column. If you want a company that puts its terms in public before the sales call, vacation rental management for Traverse City publishes two tiers — 20% full-service / 10% partner, plus a one-time onboarding retainer — and covers this market through its own Traverse City page. It is a useful benchmark less because of the number itself than because there is a number at all. If you would rather start from the statewide picture, a full-service Airbnb manager is the same operator seen from the top down.
The local field, company by company
Here is what that field actually consists of.
- True North Property Management is based in Traverse City, MI, and also publishes Grand Haven. Describes itself as covering single homes through portfolios and hotels.
- Schmidt-Rogers Management is based in Traverse City, MI, and also publishes Cadillac, Manistee, Leland, Suttons Bay and 1 more of the markets in this atlas. The only company in this set that names a damage-coverage figure per incident.
- Unsalted Vacations is based in Holland, MI, and also publishes Manistee, Pentwater, Muskegon, Grand Haven and 6 more of the markets in this atlas. The widest published Michigan footprint in this set, running from the southwest lakeshore to Traverse City.
They are run out of Holland, MI and Traverse City, MI. Between them they publish coverage of 14 of the 36 markets in this atlas, which tells you something useful: this is a regional field rather than a town-by-town one, and the company that suits your property may well be based an hour away.
What the job actually looks like here
Before comparing rates, it is worth being specific about the job being priced.
- Watching an empty property. Heated or drained, either way it needs eyes on it often enough that a small failure stays small.
- Turnovers under pressure. Back-to-back arrivals in high summer, in a town where cleaning capacity is finite and committed early.
- The reopen. Spring is a real project: water back on, deep clean, photography that is not two seasons old, and the licensing paperwork done before the first booking.
- Guest correspondence. The questions arrive in the same weeks as everything else, which is what makes a short season feel relentless.
- Getting the peak right. In a market this concentrated, the pricing decisions made for eight or ten weeks decide the year. There is no second half to fix a bad July in.
Every company listed above says it does all of this. None of them says what it charges, so the only way to compare them is to make them describe the same five jobs in the same words.
How Traverse City reads next to its neighbours
The useful comparison is not statewide — it is with the towns an hour either side. Glen Arbor sits on sleeping bear bay and glen lake in Leelanau County, and the season there reads: park traffic concentrates demand into a short, expensive summer; colour season in early October is the second peak.
Leland is the other obvious comparison — small village, small inventory, heavy July–August concentration. If your property could plausibly be in either town, the honest question is which of those season shapes you are actually buying, because the management maths follows from it.
Rules, licensing and the thing everyone gets wrong
Short-term rental rules in Michigan are written town by town. Your Traverse City address is governed by a specific unit of local government, and identifying which one is the first real piece of due diligence.
Traverse City is in Grand Traverse County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.
Why we don't print the numbers
We deliberately do not quote Traverse City licence fees, caps or zoning districts on this page. These rules are amended often enough that a number published here would be wrong before most people read it — and a wrong number is worse than an honest gap. Ask the clerk for your jurisdiction three questions: whether a licence or registration is needed, whether there is a cap or waiting list, and which zoning district your parcel falls in. Our guide to who writes the rules explains how to find the right office.
If you'd rather not hand over a percentage
Plenty of Traverse City owners self-manage, especially those within an hour's drive. Cleaning is the visible work; messaging is the work that actually fills your evenings, in and out of season. BnBGenius Tasks handles that side on a flat plan (Free for the first 500 messages, then $10/mo flat), which is a very different cost shape to a revenue share. Everything that needs a person on site is in the remote-ownership guide.
If you're buying rather than already holding
The trap in a market like this is buying on the peak-week rate and financing on twelve months of it. The companies listed above are the place to start once you have a specific Traverse City address to talk about.
Whichever way you go, do the two checks that cost nothing and change everything: confirm which municipality your exact parcel sits in — not the mailing town, the parcel — and get the current ordinance text from that clerk in writing. Everything else on this page is a judgement call; those two are facts, knowable before you spend anything.
