What the season looks like here

A short, dense season and a licensing regime owners must read before buying. That matters more than the nightly rate: a manager taking a percentage of a short season is charging against a much smaller base than the same percentage in a year-round market, and the fixed work — listing setup, photography, licensing paperwork, winter checks — does not shrink with it.

What the job actually looks like here

The work behind a listing in South Haven divides fairly cleanly.

  • Getting ready for the season. Reopening is work in its own right, and it has to be finished before the first booking rather than around it.
  • Out-of-season care. An unoccupied building still needs a decision about heat and a person who physically looks at it.
  • Pricing the peak. A short season gives you one attempt at the weeks that matter; there is no quiet autumn in which to make the money back.
  • Changeover day. Peak-season Saturdays are the whole operation, and the cleaners who can cover them are booked long before the season starts.

How South Haven reads next to its neighbours

The useful comparison is not statewide — it is with the towns an hour either side. St. Joseph sits on lake michigan and the st. joseph river in Berrien County, and the season there reads: chicago-driven weekends stretch the season either side of summer.

New Buffalo is the other obvious comparison — the longest weekend season on the Michigan shore, driven almost entirely by Chicago. Where a purchase could go either way, the season shape is the thing to choose on; the cost of running it follows from that and not the other way round.

Rules, licensing and the thing everyone gets wrong

Michigan leaves short-term rental rules to municipalities. For a South Haven property that means the governing document is a local ordinance you have to go and read, and the governing office is a local clerk.

South Haven is in Van Buren County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.
