What the season looks like here

The longest weekend season on the Michigan shore, driven almost entirely by Chicago. That pattern decides how much a percentage-based contract actually costs you, and it is the first thing to be honest with yourself about.

There are effectively two Michigans for this purpose, and it is worth knowing which one you are buying into. New Buffalo sits in Southwest Michigan & Harbor Country, and the pages for South Haven, St. Joseph, Niles describe the same pattern from a slightly different angle.

What the job actually looks like here

Whoever runs the property — you or somebody you pay — the job is the same list.

  • Guest correspondence. The questions arrive in the same weeks as everything else, which is what makes a short season feel relentless.
  • The empty months. Somebody has to check a building that nobody is in — heating or draining, and looking at it often enough to catch a problem while it is still small.
  • Turnovers under pressure. Back-to-back arrivals in high summer, in a town where cleaning capacity is finite and committed early.

How New Buffalo reads next to its neighbours

Guests treat these towns as one region, so it pays to look at them together. South Haven sits on lake michigan and the black river in Van Buren County, and the season there reads: a short, dense season and a licensing regime owners must read before buying.

St. Joseph is the other obvious comparison — chicago-driven weekends stretch the season either side of summer. Between two towns like these, pick the season you want rather than the postcard. Everything downstream — pricing, staffing, whether a percentage is worth paying — is set by that choice.

Rules, licensing and the thing everyone gets wrong

Nothing at state level tells you whether your New Buffalo plan is legal. That answer lives in a local ordinance, and local here can mean a city, a village or a township, with different rules in each.

New Buffalo is in Berrien County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.
