Summer and autumn lead, but the trails and snow give it the UP's most reliable winter. Whatever the nightly rate looks like, the season is the constraint. A high rate across a short window and a modest rate across a long one are different businesses with different risks.

How Marquette reads next to its neighbours

The useful comparison is not statewide — it is with the towns an hour either side. Munising sits on lake superior in Alger County, and the season there reads: cruise-boat summer, waterfall spring, ice-cave winter — and almost no inventory.

Copper Harbor is the other obvious comparison — the most remote market in the state; a short season and a long drive from everywhere. Where a purchase could go either way, the season shape is the thing to choose on; the cost of running it follows from that and not the other way round.

Rules, licensing and the thing everyone gets wrong

There is no single Michigan permit to apply for. Whether a Marquette property can be rented short-term is decided locally, by whichever municipality your parcel actually falls in — which is not always the one in your postal address.

Marquette is in Marquette County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.
