What the season looks like here

Event-led and year-round; neighbourhood matters more than month. Whatever the nightly rate looks like, the season is the constraint. A high rate across a short window and a modest rate across a long one are different businesses with different risks.

Before you model anything, be honest about which of the two Michigans you are in. Detroit sits in Inland cities & metro Michigan, and the pages for Grand Rapids, Kalamazoo, Ann Arbor describe the same pattern from a slightly different angle.

What the job actually looks like here

Before comparing rates, it is worth being specific about the job being priced.

  • Turnover throughput. More bookings, shorter stays, more changeovers than any lakeshore cottage will ever see.
  • Living close to other people. Noise and parking stop being occasional complaints and become standing operational constraints.
  • The long-stay segment. Less visible than tourism, steadier than tourism, and frequently more profitable per hour of work.
  • Keeping midweek full. Year-round demand rewards consistency far more than it rewards a spectacular peak, and midweek occupancy is where the margin actually lives.
  • The event calendar. Spikes are predictable and published; the usual error is not missing them but pricing the surrounding weeks as though they were spikes too.

Every company listed above says it does all of this. None of them says what it charges, so the only way to compare them is to make them describe the same five jobs in the same words.

How Detroit reads next to its neighbours

It is worth reading this market next to its neighbours rather than on its own. Grand Rapids sits on the grand river in Kent County, and the season there reads: weekday business and medical stays plus event weekends; almost no seasonality by Michigan standards.

Kalamazoo is the other obvious comparison — campus calendar first, events second. Between two towns like these, pick the season you want rather than the postcard. Everything downstream — pricing, staffing, whether a percentage is worth paying — is set by that choice.

Rules, licensing and the thing everyone gets wrong

Michigan leaves short-term rental rules to municipalities. For a Detroit property that means the governing document is a local ordinance you have to go and read, and the governing office is a local clerk.

Detroit is in Wayne County, which is the second place to look once you know which municipality you are in — county-level accommodation charges and assessment districts are separate from anything the city does, and owners routinely discover the second one after they have budgeted for the first.
